Sensory Space is an inclusive sensory play centre and cafe being built in Blackpool right now. Months out from opening, they needed more than a holding page — they needed to know who was coming. So we built a 3D, immersive walkthrough of a space that doesn’t exist yet, and wired it to quietly answer that question.

What we built for Sensory Space: an immersive, scroll-driven 3D site that walks you through the play centre as it’s being built — and a founding-families sign-up behind it that turns every interested parent into real data on ages, interests and location, so the owners can plan sessions and price them before a single customer walks in.

The brief

Jess and Joe are a husband-and-wife team — a senior leader in education and an experienced hospitality general manager — building an inclusive, multi-sensory play space and cafe in the FY4 area of Blackpool. It’s designed around autistic and sensory-seeking children, children with additional needs and their families, with no diagnosis ever required at the door. It’s also deeply personal: both of their children live with a rare genetic condition, and the business grew directly out of that experience.

They came to us with two units, a set of plans and an opening still months away. The obvious move is a “coming soon” page. The problem with a coming-soon page is that it costs you the most valuable months you’ll ever have — the ones before you commit to session times, session lengths, capacity and prices. We wanted those months to earn something.

Building a room that doesn't exist yet

You can’t photograph a sensory play centre that’s currently two empty shells. So we built it instead. The site is an immersive, scroll-driven journey that takes you through the space in stages — two empty units, the walls coming down, the soft play and ball pit arriving, then the bubble tubes, fibre optics and starlight projections switching on, and finally the dark sensory den, the quiet cinema room and the cafe.

The whole thing is built to feel like the room itself: calm, dark, glowing, unhurried. It sells the feeling of the place months before anyone can stand in it, and it gives the owners something to post, share and point people at while the build is still in hi-vis.

The part that matters most: knowing who's coming

Underneath the spectacle sits the real work. Every visitor who registers as a founding family tells the business something useful about itself — and it’s all asked the friendly way round, as optional taps rather than a form to endure.

Who the children are

Age bands across under-2, 2–4, 5–8 and 9-plus, so the equipment mix and session pitch can be checked against the real audience rather than an assumption.

What they actually want

SEN and sensory sessions, baby and toddler play, the cafe, private hire, or school and nursery visits — the split between these decides the weekly timetable.

Where they're coming from

Postcode area, so catchment is a map rather than a guess — and so the opening marketing spend goes where the demand already is.

All of it feeds a simple analytics view the owners can read without a data background: which session types are pulling interest, how the age profile is shaped, how far people are travelling, and how demand is building week to week as the build progresses.

Why that changes the opening

Most new leisure businesses set their timetable and their prices on instinct, open, and then spend six expensive months correcting both. Sensory Space gets to do that correction before it costs anything. The session pattern is already decided on evidence — pre-booked, 75 minutes, capped at 12 children so the room never gets loud — and the pricing and package mix can be shaped around what the registered families have actually said they want, including the private hire and school and nursery demand that a standard soft play would never think to ask about.

It also means day one isn’t a cold start. There’s a warm list of founding families who asked to be told first, and who get first pick of sessions when bookings open.

The result

A pre-opening site that does three jobs at once: it makes an unbuilt space feel real and worth waiting for, it builds a launch audience while the walls are still going up, and it hands the owners evidence about their own customers before they have any. The doors haven’t opened yet — the business already knows who it’s for.
